Worrisome housing trends

Builder confidence is being reported as on the upswing in a big way. Odds are, you will see that headline across tons of different news outlets. Funny thing about that, while confidence for builders is high, none of the things you would expect a confident builder to do are happening.

Today we will review the shocking reality of what is actually happening in terms of homes being constructed. When we look at this information compared to past decades, it is very revealing and more than a little shocking.

We are also going to take a minute to discuss some condo horror stories and see if we can come up with a few more ideas on how to protect ourselves from potentially buying into a community that could kill us financially.

Alternative Credit Scores – That Ignore Credit

Measuring credit by not measuring it

Just when we thought the crazy train could not pick up any more speed – Congress starts pushing the idea that Fannie and Freddie should change the model they use to evaluate the credit worthiness of borrowers.

Of course, when you read what you want to do, you realize that they want to de-emphasize actual credit issues and focus on payment history. There is an important difference since what they suggest is basing credit scores and lending decisions on whether or not you pay your power bill on time… or your rent. Ideas that to my mind, really tell you nothing about whether or not that person is a good credit risk.

We will also talk about the latest building numbers – which are not horribly encouraging.

Housing Starts Are Up – And Down.

When headlines are designed to deceive.

That’s right folks, in todays show we are looking at two different news items. One says housing starts are up and ones says housing starts are down. It is all about cherry picking how things are phrased and in this case, someone clearly wants to leave readers with the impression that things in the housing world are getting better.

The fact that this kind of thing is going on is informative in itself. After all, why misrepresent data unless there is something you are trying to convince people of that may not be true. Well, I will be your BS detector today and work to the that honest broker of information that you need and deserve! We will discuss the latest housing start numbers and figure out where folks are getting the number that is the deceptive one. Your likely to be stunned when you hear what they did to put as positive a spin on this number as possible!

We will also take some time to discuss the areas of the country where homes are selling the fastest and what buyers and sellers could learn from that information and how to make use of it!
